Small roof repairs: what can be fixed, what it costs and what to expect

A guide for New Orleans homeowners with a leak, a few missing shingles or a failing pipe boot.

The short version: a leak, a few missing shingles, a cracked pipe boot or a bad piece of flashing can usually be fixed with a small repair. Most small repairs we do cost $300 to $1,500, most do not need a permit, and they usually carry a 1-year workmanship warranty. Every job starts with a free, photo-documented inspection and an itemized written price. If you are ready to book, see our roof repair service in New Orleans.

A ceiling stain deserves attention even when the roof looks fine from the yard. Water often runs along the decking or framing before it shows up indoors, so the stain is rarely right under the problem. That is why we start by tracing the leak, not by patching the spot above the stain.

As a local New Orleans roofer, we work on shotgun rooflines, Creole cottages and camelbacks with flat-roof additions every week. If a focused repair will give your roof several more good years, we say so.

A recent example from the Bywater

This month a homeowner in the Bywater called after a neighbor spotted a gap in the flashing around their chimney. The chimney had been there for well over a hundred years, and the old flashing at its base had cracked and pulled away. We inspected it, photographed the failure, and sealed up the chimney base in part of one morning without touching the rest of the roof. That is a typical small repair: one failed detail, found and fixed, with photos before and after.

Which roof problems can be fixed with a small repair?

A small repair makes sense when the problem is contained and the roofing around it is still in good shape. What is under the visible damage decides how much work is needed.

Missing or damaged shingles and isolated leaks

On shingle roofs, a limited area of missing or damaged shingles is a good repair candidate when the neighboring shingles are sound. We check the exposed area and the layers underneath before deciding which shingles to replace.

The repair area is sometimes a little bigger than what you see from the ground. The surrounding shingles have to be lifted so the new pieces weave in and shed water correctly. Brittle shingles or soft decking change the scope, and we show you why with photos.

Matching is one of our strengths. We match shingle brands and colors closely enough that one customer wrote you could not even tell the roof had been patched. On very old or discontinued shingles we tell you what the match will look like before you approve the work.

Flashing, pipe boots and vents

Flashing is the metal that steers water away from roof joints, walls, chimneys and anything that comes through the roof. A pipe boot seals around a plumbing vent pipe. When one of these fails, rain gets in even if the shingles are fine. Cracked pipe boots are the most common leak we find.

We replace failed flashing, damaged vents and worn pipe boots, and tie the new parts back into the roof around them.

Small repairs on metal and flat roofs

On metal roofs, most leaks start at flashing and other details. We check the panel type first, because the right fix on a standing seam roof is different from one on an exposed-fastener roof.

On flat roofs, our work includes patches, seam repairs and drainage fixes. On a camelback or rear addition we pay close attention to where the pitched roof meets the flat one. Custom metal flashing ties those two surfaces together and moves water across the joint.

When widespread damage points to replacement

We bring up roof replacement when the damage is widespread, the decking is soft or leaks keep coming back. Several failing areas need a bigger look than one missing shingle. We explain what is still good and what has failed, and when both a repair and a replacement are worth considering, we price both so you can compare.

How much does a small roof repair cost?

Most small roof repairs we do cost between $300 and $1,500. The cost goes up when the damage covers a larger area or when we find rotten wood, such as soft decking, fascia or rafter tails that have to be replaced before the new roofing goes on. We set the price after the inspection, and both the inspection and the written estimate are free.

What moves the price

Access. An easy single-story roof is a different setup from a steep roof or a tight roofline between two houses.

Materials. A shingle replacement, a custom flashing repair and a modified-bitumen patch each take different supplies and methods.

Size of the area. A few shingles or one pipe boot is a small job. Damage that spreads across a larger section of the roof takes more material and labor.

Rotten wood. Water that has been getting in for a while often rots the decking or fascia underneath. That wood has to be replaced for the repair to last, which adds to the cost. If we find it, we show you photos and price the extra work before going ahead.

What an itemized repair estimate should show

You should be able to match the inspection photos to the work listed on the estimate. When you compare roofing proposals, check for:

  • Where the repair is and how big it is
  • Which materials or parts are being replaced
  • Labor, tear-off and cleanup included in the price
  • How hidden damage and extra work will be handled
  • The workmanship warranty on the repair

Ask us about anything that is unclear before you approve. Nothing gets added without talking to you first.

Why the cheapest patch may not stop the leak

Smearing sealant over the spot above a stain leaves the real problem in place if the water is getting in farther up the roof. Sealant has its place, but a failed flashing or a cracked pipe boot needs the part itself replaced. When you compare prices, look at what each contractor plans to remove and replace. A low price for surface sealing is a different job from rebuilding a failed roof detail.

Do small roof repairs need a permit in New Orleans?

Most small repairs cover well under half of the roof and do not need a city permit or a Historic District Landmarks Commission (HDLC) review. Bigger jobs can. Our article on roof permits in New Orleans explains the rules, and we check the requirements on any job that comes close.

What happens during the inspection and repair?

We go from a photo-documented inspection to a written scope, and then the repair is done by our own crew. Inspections are free for homeowners and small commercial property owners.

Finding where the water gets in

We start with what you have noticed: where the water shows up, when it happens, and whether it only leaks in wind-driven rain. Those clues guide the inspection, especially when the stain inside is far from the problem outside. On shops, offices and other small commercial buildings, we also check drainage and equipment that comes through the roof.

Explaining the scope before work begins

We show you what we found and how the repair fixes it. The itemized written estimate gives you a clear scope to approve, along with our honest repair-or-replace recommendation.

Doing the repair, cleaning up and the warranty

Our own crews do the work, and production manager Jerry Cooley handles scheduling and quality control. We haul off the debris and sweep the yard with a magnet for nails.

Small repairs usually carry a 1-year workmanship warranty. Because a repair ties into an older roof, the coverage depends on the condition of the rest of the roof, and we tell you what applies before we start. Full roof replacements carry our 5-year transferable workmanship warranty.

What should you do if your roof is leaking right now?

Stay off the roof and protect your belongings

Stay off a wet or storm-damaged roof. Move belongings away from the leak and catch drips in a bucket where it is safe. Keep everyone out of rooms where the ceiling is bulging with water. If water is reaching light fixtures or wiring, stay away from that area and call an electrician. Photos taken from inside are a big help for showing us where the leak is.

Ask for a priority inspection or emergency tarping

Our storm damage service includes emergency tarping, photo-documented inspections and written repair estimates. Active leaks get priority, and we can often inspect the same day. Tarping protects the house until the permanent repair can be scheduled around materials and weather.

Plan a check before hurricane season

We offer free roof inspections before hurricane season, ideally in May or June, to catch loose shingles, failed pipe boots and clogged gutters before the summer storms. Our guide to annual roof inspections covers what is worth checking every year.

Questions

Small roof repair FAQ

How much does it cost to repair a small hole in a roof?

Most small repairs we do cost between $300 and $1,500. The price goes up when the damage covers a larger area or the wood underneath has rotted and has to be replaced. The size of the hole alone does not set the price. What matters is whether the damage stops at the shingles or goes into the decking, how easy the spot is to reach, and what materials it needs. Our free inspection documents the affected layers and you get a written price before any work starts.

Can a handyman fix a small roof leak?

We recommend a licensed roofing contractor. Finding where water actually gets in and making a watertight tie-in with the existing roof takes roofing-specific skills. Our Louisiana credentials are Roofing License RL.06324 and Home Improvement License HI.563814.

Do small roof repairs in New Orleans need a permit?

Most small repairs cover well under half of the roof and do not need a city permit or HDLC review. Larger jobs are different. Read our guide to roof permits in New Orleans for the details, and we check the requirements on any job that is close to the line.

Can you inspect or repair my leaking roof the same day?

We can often inspect the same day, and sometimes finish the repair that day too, depending on the schedule, materials and weather. Call early and tell us the leak is active.

Can you match replacement shingles to my existing roof?

Matching shingle brands and colors is something we are known for. One customer review says you cannot even tell the roof was patched. Very old or discontinued shingles can be harder, and if so we tell you what to expect before you approve the repair.

Do small repairs come with a warranty?

Usually yes. We typically give a 1-year workmanship warranty on small repairs. Because a repair ties into an older roof, coverage depends on the condition of the rest of the roof, and we tell you what applies before work starts.
